City of Pacific's Guide for Occupancy Inspections Checklist
Whether you are buying, selling or renting property in Pacific, an inspection by a City Inspector is required before an occupancy permit will be issued. The typical inspection takes 30 minutes to one hour depending on the size and condition of the property. The inspector performs a visual inspection of the premises based on the City of Pacific's Property Maintenance Code. Inspectors ask that pets be confined during the inspection and all debris and clutter be picked up in order to complete the inspection.
What is an Occupancy Inspection?
The inspection is a minimum property maintenance inspection made exclusively for the use of the City in determining the compliance of the premises with the City’s Property Maintenance Code. These inspections are intended to assist in protecting the health, safety and welfare of the general public and does not replace the purchaser’s/occupant’s own obligation to be satisfied with the premises and to undertake private inspections. The City is not liable for any deficiencies or defects on the premises. An inspection should not be considered a substitute for the inspections performed by private inspection agencies which address the specific interest of a prospective occupant/purchaser. Neither the inspection nor the inspection report constitutes a guarantee or warranty expressed or implied regarding the present or future condition of the house or the premises.

How can I apply for an Occupancy Inspection?
Occupancy Applications must be filled out in person at Pacific's City Hall located at 300 Hoven Dr. Pacific, MO 63069 between the hours of 8:00 am - 5:00 pm, Monday-Friday. All fees must be paid in full at time of scheduling. Appointments are scheduled on a first come, first served basis. Cut off times for next day appointments are 3pm day before. Please do not apply for Occupancy Inspection before reading "Guide to Occupancy Inspection". Occupancy Inspections are good for 30-days from time of inspection. If property is not Occupied within the 30-day window, a new Occupancy Inspection with original fee is required.
Who has to apply?
If you are buying or selling a home in the City of Pacific, the buyer and seller should decide who applies for an Occupancy Inspection. The City of Pacific only require that the inspection be completed before the new tenant moves in. If you are renting or own a rental property, both the property owner or applicant can apply for Inspection.
When should we apply for Occupancy
The best time for an inspection to be completed is when the house has been emptied, cleaned and is "move in ready." In addition, all applicants need to read our "Guide to Occupancy," before applying. Once you have read and understand what the inspector looks for, then you are able to apply for an Occupancy Inspection.
What happens if we fail?
Should you fail an inspection, the inspector will then email you a copy of what has failed. You will then have 30-days to fix any and all issues found at the inspection. Once you have addressed the issues, you will then call in a re-inspection to be scheduled. Please remember, all inspections are good for 30days from time of inspections. If you go over the 30-day period, you will have to re-apply again, and pay another Inspection Fee.
When can we move in?
