Guide to City of Pacific Occupancy Inspections

For more information on how to prepare for an Occupancy Inspection, please use the "Guide for City of Pacific Occupancy Inspections" located above. Please note that this is NOT a home inspections, but a safety inspection. 

 After reading the guide located above & verifying you are ready for inspection, please apply in person at City Hall in Pacific, where you will apply, pay & schedule your Occupancy Inspection. In regard to home sales, we allow the two parties to decide who gets the inspection. Cut-off times for next day scheduling is 3pm day before. Please plan accordingly.

All  Residential & Commercial Building Permits are to be submitted in person at Pacific's City Hall located at 300 Hoven Dr. Pacific, MO 63069 between the hours of 8am-5pm Monday-Friday. If other arrangements need to be made, please contact our building department. Permit processing is a first come first serve & have a 14-day minimum turnaround now that we are in building season. Once submitted should we have a question or issue, someone from our department will reach out.

The Department of Planning provides a variety of land use, zoning, and building services. Inspectors and Planners are on staff to assist you through the entire development process. The Department encourages quality growth and development throughout the City by ensuring compliance with all development standards and design requirements. The responsibilities of the Department include:

  • Application of the Comprehensive Plan
  • Compliance with the Zoning Ordinance
  • Management and review of site plans and plats
  • Building and improvement plan review
  • Issuance of building and grading permits
  • Construction Inspection
  • Administering the occupancy program
  • Property maintenance code enforcement

Prior to submitting an application for a zoning map amendment, conditional use permit, site development or plat; applicants are encouraged to schedule a pre-application meeting. During this meeting staff will discuss with the applicant the review and approval process of the particular application and answer questions as needed.
